We manage all maintenance requests with our trusted network of local contractors, delivering repairs quickly and to a high standard. We offer a range of property management services tailored to your needs:

PREMIUM MANAGEMENT

Comprehensive service including all features within a commission of 18% (21.6% incl. VAT).

 

FULL MANAGEMENT

Standard full management service at 15% (18.2% incl. VAT).

 

RENT MANAGEMENT

Rent collection and basic management at 11% (13.2% incl. VAT).

 

ADDITIONAL MANAGEMENT SERVICES

 

TENANCY RENEWAL FEE

£240 to negotiate and update contracts, arrange a further tenancy, and re-register the security deposit. Includes providing tenants with a deposit certificate and prescribed information within 30 days of the new tenancy.

 

SMOKE & CO ALARM CHECK

£78 when no check-in is requested, for testing alarms at the start of the tenancy.

 

EARLY SURRENDER OF TENANCY

£300 administration fee for arranging legal documentation if tenants leave early.

 

NON-SCHEDULED ATTENDANCE

£72 for the first hour and £36 for each additional hour when attending the property outside contractual obligations (e.g., deliveries, waiting for contractors).

 

MAINTENANCE & REPAIRS

Day-to-day maintenance is included in management fees. For major repairs or refurbishment exceeding £500, a project management fee will be agreed in advance.

We extensively advertise your property

We carry out viewings 6 days a week and out of hours if requested.

Our lettings team are available 6 days a week from 8am–6pm.

We negotiate terms and draw up legally binding tenancy contracts.

We conduct a thorough reference check including exploring a tenants credit check, previous landlord and employment status.

We arrange for any pre-tenancy work to be carried out to the property.

We hold all client monies securely in a designated and audited client account and protected by the property mark client money protection scheme.

We conduct a thorough inventory check in and check out.

We provide safekeeping of your keys throughout the tenancy.

We can arrange for a carbon monoxide detector and smoke alarm to be installed.

We ensure that tenants standing orders are properly set up.

We issue monthly rental statements and collect rent.

We transfer utilities at the start and end of the tenancy.

We provide help in recovering rent arrears in the rare event it happens.

We provide an annual statement of account.

We agree the terms of tenancy renewals, securing rent increases where possible.

We provide a design and refurbishment service, if required.

We will keep you updated with any changes in legislation.

We provide a dedicated local property manager.

We meet and greet your tenants as they move in.

We visit the property during the tenancy and produce a comprehensive annual report.

We act as an intermediary with insurance companies or block managers as required.

We provide a 24hr emergency service for you and your tenants.

We have our ‘Malcolm properties preferred’ engineers available to visit your property at short notice.

Where necessary we instruct and pay contractors on your behalf.

We ensure all contractors have the correct insurance before commencing any work.

We arrange repairs, maintenance and refurbishments as required.

We review the checkout report, advising on deductions from the deposit and agreeing any tenants payments.

We will continue to manage your property through any vacant periods at no further cost whilst we find a new tenant for you.
