How to prepare for 2026 Rental Rules in E2. But You Don’t Have to Be a Tech Expert to Comply

If you own a rental property in Bethnal Green, Haggerston, or Shoreditch, you’ve probably heard the rumours: new tax apps, digital records, and a mountain of new paperwork.
For many of our local landlords, property isn’t a "tech business" it’s a home you inherited, a flat you kept when you moved, or a long-term nest egg. If the idea of "Making Tax Digital" or "Quarterly Digital Updates" fills you with dread, you aren’t alone.
At Malcolm Properties, we’re seeing a lot of "accidental landlords" in E2 who feel completely left behind by these new rules. Here is the plain-English guide to what is happening and how we can take the stress off your plate.

1. The End of the "Once a Year" Tax Return
For decades, you likely gathered your receipts once a year, handed them to an accountant (or braved the HMRC website yourself), and that was it.
From 6 April 2026, HMRC is changing the rules for anyone earning over £50,000 in rent (and for those over £30,000 the following year). They want you to use specific computer software to send updates every three months.
The reality: If you aren't comfortable with apps or spreadsheets, this feels like a second job you never applied for.
2. More Than Just Taxes: The Renters’ Rights Act
It isn't just the taxman going digital. By May 2026, the government is introducing a National Landlord Database. Every landlord in E2 will eventually need to register online. On top of that, "no-fault" evictions are ending, and the rules around how you increase rent or manage tenancies are becoming much stricter.
3. "I’m Not Tech-Savvy. What Do I Do?"
The biggest worry we hear is: "I don't even use a smartphone for banking, how am I supposed to do this?"
HMRC does have "Digital Exclusion" exceptions for people who genuinely cannot use computers due to age or location, but they are notoriously hard to get. For most, the answer isn't learning to code it’s finding a partner who handles the "digital" bit for you.
